Potty Training Resistance

Potty training, unfortunately, comes at a time in life when a child is learning to be more independent. Known as the ?terrible twos?, your toddler may resist potty training altogether, dirty his or her diaper for spite, act differently about the toilet for different caregivers, and generally cause potty training to be a hassle for parents. However, don?t despair, potty training can still be accomplished even if this is the case, if parents remain calm and understanding and make potty training a fun activity.

First, be sure your child is ready and establish a potty training routine with your child. These two steps are the basis for quick and stress-free potty training. However, many children will still resist, so you are not alone if you are often faced with a screaming child or one who is learning early to talk back (good luck with him or her as a teen?). Refusing to potty train can be simply frustrating, or it can have real health consequences if they chose to ?hold it? for long periods rather than use the potty. Remember to consult your paediatrician if resistance continues for a long period of time.

Rewarding your child is an appropriate step in the potty training process, and one that will possibly make your child less resistant. Have him or her help choose the prizes. For example, visit the local toy store and purchase some new items that your child may not have until he or she meets certain goals. You may also wish to talk to your child about what he or she cannot do without being potty trained (staying the night at grandma?s, going to school, visiting friends, etc). Motivation is the key to successful potty training.

Talk with your child if he or she is normally well behaved, but extremely resistant to potty training. Perhaps your child is scared of using a potty seat. Have him or her use, instead, a small potty chair and decorate this chair with stickers. Some children, for example, are scared of the flushing noise a larger toilet makes. Wait until your child leaves the room to flush, or have him or her flush the toilet themselves, both when they use it and at other time in the day, simple to get used to the idea. You may also wish to have your child watch while you, older siblings, and family members use the toilet to show your child that it is not scary.

Punishment is appropriate when your child knows that he or she is acting inappropriately. For example, if he or she won?t let your change his or her dirty diaper, even though they have been previously telling you when they have to go, you may wish to punish your child. Also consider punishment for inappropriate behavior such as hitting or throwing temper tantrums.

Punishment is not appropriate for accidents, on the other hand. Remember that your child may simply not know he or she had to use the toilet. Even with older children, accidents sometimes happen, especially with urination during play as they get distracted until it?s too late to make it to the toilet. Try to be understanding about this so that your child does not continue to resist using the toilet.

There are many tools on the market to help make potty training fun. If you make it a fun activity, your child will not be as resistant, and the process will be much faster. Use a variety of games, songs, and activities to teach your child about using the potty and remember that each child is different and will learn toilet use at a different pace.

Social Benefits Of National Lottery

Social Benefits Of National LotterySubmitted By: Sveinn Johannsson

UK National lottery, the most famous gambling game popular among the people in United Kingdom who have tendency to take risk and desire to get rich or have inherent desire to seek fun out of adventure have ample reasons to play national lottery but has social implication too.

The national lottery, merely, not only accomplishes the submissive desires of its players but also play a massive role in casting the funds and charities towards the social up-liftmen of the nation. In the United Kingdom according to the statistics, the pounds raised by spending money on lottery so far has been utilized in nearly 280, 000 smaller and larger projects.

But there is a method and procedure for how that money is spent it doesn?t go straight into the hands of the monitors of the projects. For example, Camelot recently was appointed as National Lottery Commission to run Lottery from 2009 to 2019.

There goes unbelievable 28 pence from each pond spent on lottery towards social cause. The 28 pence from a single pond spent of lottery goes into a pool which is looked after by the Government Department for Culture, Media and Sport (DCMS). This department also looks after the National Lottery Policy and the framework within which Lottery funders work.

However, it is not in discretion of DCMS to decide upon how money has to distribute among organizations and sectors but by 14 organizations that are in charge of departments like art, heritage, sport, community and voluntary organizations each having expertise knowledge of its area.

A project seeking a lottery grant needs to apply to particular department with proper planned application to get an aid in the sector it is working for. The application falling into in any one of the sector catered by 14 departments if gets go ahead, the aid is provided in installments with a close vigil towards the project from the lottery fund.

For example National Lottery Sports Funding is one such scheme regulated by the one such body Sport England to support and aid sport organizations and sport activities in England. Under the head, the funds which are used for joint distributor?s award are also diverted into two major funds. Communities Projects Capital Funds are directed towards the equipment projects costing over ?5,000 top motivate young people, women, people on low incomes, sport persons from ethnic communities.

The other scheme is Active Communities Development Fund to help people from the low-income groups, people with disabilities, women and girls and people from ethnic minority to raise standard of their life. The amount in this is for the projects required sum between ?5,000 and ?30,000 a year for up to five years. For restrain the aid seekers should have certain amount of their own or proof that they had applied in past for seeking aid at places. During the Manchester Commonwealth Games there ?112 million were invested from Sport England Lottery Fund to develop and construct sport facilities in the country. This is only an example how a lottery funding contribute to the social cause of society.

Work At Cold Calling Then Do It The Easy Way Get Free EBook

I think most people hate making cold calls. Well, if your dead set on doing it, here are some tips.
Help the other person, that's what its all about. You don't want to create an uncomfortable situation with another person. When we're only focused on making the sale, this is not a natural meeting place for both people. We want the sale, but the other person usually wants us to go away. Being intrusive is not the finest of character traits, and on some level we know it. Can we feel good about cold calling? Look at cold calling as an opportunity to assist someone. Just look at it that way, your helping someone, what's wrong with that? Look at cold calling as an adventure. Tell the truth, be positive, be confident, you will make your prospect much more comfortable. When you approach a potential client with integrity and common sense, you're more personable and less tense. Being fully honest is one of your better attributes. And it gives you an opportunity to enjoy the interaction rather than being artificial or deceiving. People do seem to have a sixth sense about integrity. When they feel you can be trusted, you can truly shine as a person as well as a potential supplier. Engage people in natural conversation. The more natural you are, the more comfortable you will feel. This makes the other person feel more comfortable as well. Avoid playing games, especially reading from a script. Most people can tell when you're using a script. There's nothing personal about it, and they pick up on that. Being artificial puts you in the ypical salesperson category, which is exactly the role most of us detest. It doesn't feel authentic. And unless you're a born actor, it makes you feel skittish about cold calling. Allow the conversation be relaxed. Let it be the kind of conversation you would have with a family member. Practice makes perfect, right? And you may actually become friends with that new person the next time you pick up the phone. Shift your thinking away from what you want and focus instead on what their wants are. So many of us have been trained think about our services and products, that we don't think about the client's point of view. We aren't really interested in their issues and how we can help solve them. Be interested in their world and their challenges. You'll find this intriguing. Most of us have a natural flair for problem solving. We enjoy fixing things. So find out what's going on with the person you're talking to. Make sure the solution is a true solution. Get rid of any hidden agendas and truly listen. Let them know you're interested in them and their world. Move outside your own sales agenda to focus on the needs of others. This makes you a better human being and helps you leap past the fear of cold calling. Never assume anything beforehand. Allow the conversation to be one of exploration and discovery. Stay focused on the dialogue instead of any private agenda. All this advice is sound, but maybe your time could be better spent, by rising to the top of the search engines! How do we do that? Football Board Games

Football board games are made to, for obvious reasons, simulate a real football game. Why play a board game when people can play the game? Board games are less strenuous, and it is a good way to make people talk. These are three most popular types of football board games:

The Pizza Box Football

The Pizza Box Football was invented by the brothers Erik and Scott Smith when they were still kids. They seriously developed it for almost 10 years before finally releasing it in 2005. As children, the Smiths pictured a football game that generates stats that are realistic, keeps all of the football's strategic elements, and still entertains people of all ages.

Pizza Box Football employs head-to-head play calling. The game starts with a decision on what play to call. The basic options for a play are Run, Short Pass or Long Pass. The players begin the battle by playing rock-paper-scissors to determine who has the advantage. Each participant will have to roll the dice to see how the team fared in the play call. Results are then read in the charts. The dice roll of the defending team can change how their opponents cope in the game. When the offense rolls, both teams get to see action.

The Battle Ball

The Battle Ball is a fun game for players who do not want to take things seriously. It is basically a eer-and-pretzels game where football players are represented by plastic figures. An advantage of the Battle Ball is that it is a well-designed game set with durable plastic game pieces.

The Battle Ball football board game is a fast-paced game that should be taken lightly. Since the Battle Ball is dependent on dice rolls, strategic planning doesn't really play a huge part.

The Card Football

Finally, another type of a football board game is the Card Football. Participants in this game begin with five cards in hand from the deck. Players play their cards simultaneously. The player who has the highest hand or card carries out the play that is shown on the card. The offensive's goal is to acquire as many points as possible, whereas the defense tries to stop him by creating turnovers. As soon as each down has been performed, both of them get another set of five cards.

The key in Card Football is not strategy but efficient hand management. Players need to decide what cards to keep and which ones to play. Although this is a game of luck, it is important that players know their own cards.

Online Real Estate Courses

Buying a home is a major decision because it involves choosing a place where you will live for a number of years. This decision also has major implications on your financial status because of the usually high cost of homes and the loan applications that accompany such purchases.

Due to the enormity of the decision of purchasing a piece of property, most buyers solicit the help of real estate agents. Real estate agents are persons licensed by the government of a certain jurisdiction to handle real estate sales. Usually, real estate agents are under the employ of real estate brokers who can be either individuals or companies that have overall responsibility for the actions of real estate agents. There are also instances when real estate agents use the services of real estate appraisers to help them determine the market value of a home that is put up for sale.

Getting a License

Given the delicate and complex nature of real estate transactions, it is important that buyers get the right information so that they are properly guided in their decisions. Real estate agents, brokers, and appraisers need to have an understanding of the market and the technical aspect of real estate. To be able to get a level of competence in real estate, these persons need to take courses on the different aspect of real estate and take a licensing exam so that they can be certified by the state as persons who can handle real estate transactions.

Traditionally, people who wish to become agents, brokers, and appraisers enroll in institutions that offer courses on real estate subjects and take the subsequent exams for licensing afterwards. However, it is now possible for people who to take these courses in the comfort of their own homes because online courses are available on the Internet.

Online Courses

A search on the Internet can lead to you to a large number of online schools that offer real estate courses. Under this set-up, students enroll online, receive their materials through e-mail and they take exams online. These online courses promise that taking these courses is the same as or even better than the traditional way because students do not have to deal with the problems of traveling and face to face communication with instructors. These courses also offer review lessons on how the students can improve their chances in the licensing exams given by the government. Apart from being more convenient, these online courses also offer potential agents more opportunities since real estate courses on the different states are also offered. Given this new development, people who wish to be agents can now also avail of the benefits that the Internet offers.

When A Great View Is Not A Great View

House hunting is a game wherein you try to get the most while paying the least. Part of getting the most is often finding a home with a view, but don?t be a sucker.

After a hard days work, you come home to your dream home. You change into something comfortable, grab a beverage and head out to the deck. There, you relax and take in your fabulous view. This is the daydream you have while standing in a home for sale that has an incredible view.

Yes, it is a nice view. In fact, it may be so nice that you do not really pay attention to the rest of the home. Even if you do, you may be able to overlook some problems that you would not otherwise if there was no view. At the end of the day, you make an offer and the seller accepts. Sixty days later, you are the owner, moved in, unpacked and enjoying your new property.

After a year or so, you come home after a stressful day. You change clothes, grab a beverage and head out to the deck. You are stunned to see a two-story home being built in the middle of your view. How can this be? This is an outrage! Unfortunately, you probably are out of luck. Depending on your state laws, you may have no way of keeping the other property owner from spoiling your view.

As you might expect, this situation arises more often than people would like to admit. When considering making an offer on a home, one must be very careful when it comes to views. You should never dismiss other problems with the home because you like a view. Further, you should not overvalue the view. A beautiful view today may just be a view of the side of a home in a year. Investigate local legal regulations regarding new construction in the area, the height homes can be built to and whether pre-existing homes can add second or third floors.

If you do not, you run the risk of owning the room without a view.

How to Help a Buyer Feel They Already Own Your House

Want to sell your home fast for top dollar? Let the Big Time Life Coaches Help You Sell Your House.

You have probably heard of Lifestyle coaches like Anthony Robbins and John Kehoe. They have helped tens of thousands of people reach their goals, and they all stress one major Key Point; when you want something, you have to act within the psychological law that in order to obtain something you have first to believe that you have it (you really own it in your subconscious) and act as though you have it. This is recognized as 'the mind game that works' and the lifestyle gurus are in total agreement that, ultimately, this is the ONLY strategy that works.

So how do we apply this law to selling your house?

Firstly, of course, you accept into your own mind that the house is sold. Not 'on the market'. Not 'will soon sell'. Not 'will sell next week'. SOLD. One way we do this is to take a picture of our house and put a big, bold 'SOLD' sign across it. We let the SOLD idea permeate our thoughts.

But how can we apply this same psychological law to your prospective buyer? Can you get a stranger who walks into your home to start imagining that they live there? If you can, you stand a way-above-average chance if selling your home fast for top dollar.

You can start by putting yourself in the buyer's shoes.

What does your house look like from the nearest kerbside? Will the buyer really want to walk up to your front door? Would more flowers help to draw them? Does the front porch and door look attractive, cared for and welcoming?

Now, (s)he is at the front door. Assuming an appointment has been made, the door will be open, and you will be hovering. You welcome him/her/them by name as you GO OUT OF THE DOOR. If this house belonged to them, they would not expect someone else to precede them through the door, so you get out of the way and let them go first. (If you are selling through an agent, make it clear that this procedure is to be followed. Many agents are not the experts they would have you believe.) In fact, the more time the buyer can safely spend on their own in the house, the better. As they go through the front door, their first, crucial decision is made. If that decision is 'yes' then it is so much easier for the following decisions to match the pattern.

You will have gathered by now that you are not going about this process in the same way that an agent would, so if you are using one you may need to give them a little re-education. And because it is so different from the way they are used to doing things, they could get huffy and start telling you that you should just leave it to their expertise. Be strong!

You are aiming to keep these potential buyers in their new house much longer than an agent would spend, and you will use every effort to make sure they do. Give them plenty of time to look around the property on their own, but when you get the opportunity get them chatting. Find out exactly what they are looking for and point out those parts of the house that match their needs. Ask questions, especially those that will get a 'yes' answer! (Did you know you can set up a habit of 'yes' if you go about it in this way?

That can be very useful when you get to that final 'YES'!) Ask about family; do you need to put more emphasis on the kindergarten or the retirement village where their mother is going to be living? More on the football stadium or the library? Golf course or movie theater? Offer coffee. Offer cookies (the baked kind, not the computer sort!) to the kids.

You already know that your home should be totally uncluttered. (If you haven't read my dedicated article on decluttering, read it without fail (http://EzineArticles.com/?id=258606) but it is useful if you can set up a conversation piece in each room - something that could catch the buyers' attention and hold them there for that extra minute.

If you can make your buyers feel comfortable for as long as fifteen minutes, and if you can build a fantasy in their minds that this is a comfortable haven and a great place to feel at home, they will want to live there, and the signature is virtually in the bag. Sign 'em up!

Wilderness Camps Let Campers Really Rough It

If your idea of a great vacation is being pampered, wilderness camping is not for you. Since these camps generally offer a variety of high excitement activities with not much in the way of modern conveniences pampering is not an option. However, during a week or two at a wilderness camp, children can learn important lessons such as survival skills, first aid and wilderness safety. As a plus, kids will also be forced away from the television and video games for a spell so they can connect with nature.

One of the first and most obvious aspects of wilderness camping is, of course, the wilderness. These campers do not visit already set up camps with cabins, kitchens and bathroom facilities. Along with leaders experienced in wilderness survival, they set out to make their own adventure and their own camps.

Wilderness campers generally carry all of the things they need to live during their camping trip in a backpack on their backs. Their packs will hold their clothing, food and eating utensils as well as tents and bedding. Depending on their activity, they may make and break camp each day, or they may set up one camp site and stay there during their entire camping trip.

These campers generally travel to remote places where there is no electricity or plumbing. They must learn to cook all of their food over a fire and also set up a tent and campsite that will be protected from the elements. Campers will be taught how to pick a good campsite and how to pitch a tent properly. They will also be taught fire and cooking safety.

During their camping experience campers will also learn the basics of wilderness safety. This will include training in which plants, animals and insects are poisonous and what should be done if someone should become poisoned by a plant or insect. Campers will bring the lessons they learn while wilderness camping back to their everyday lives where they will know how to properly handle emergency situations.

In addition to the skills they will learn, most campers will tell you the exciting activities they can participate in during the trip is the focal point of wilderness camping. Wilderness camping will generally focus on an activity that can no be experienced in any other type of camp.

These activities can include mountain climbing, white water rafting, glacier hiking or backpacking in the forest or jungle. Wilderness camps are available in locations in both the United States as well as foreign locations, so your child can choose the adventure that is right for them.

Participating in a wilderness camp can help children learn the skills they need to survive and help others survive in the case of an emergency. They will also learn the extent of their own inner and physical strength as they participate in the adventure of their lives. Additionally, wilderness camps will also force kids away from video games and television for awhile and help them focus on nature and the world around them.

Advanced Backgammon Strategy Backgame Advice

Backgammon is a race game. You have two options: try to win the race by advancing forward; or, give up on the race, make a prime, wait for a shot and hit it. If you choose (or are forced to choose) to hang back and wait - you're playing a backgame, according to some earlier backgammon strategies. Contemporary theory has a more specific treatment of defensive strategies; and, the term ackgame is used in a more limited sense.

Defensive structures often include one or more anchors. A single anchor on an advanced point (5, 4 or 3) is a holding game. A single anchor on a deep point (1, 2 or 3) is a deep anchor game. Advanced or deep anchor games have corresponding winning strategies; the 3 point, indicated twice, illustrates the difference. Early in the game it acts as an advanced anchor, covering the outer field and affording winning expectations by either hitting an outer field shot or simply winning the race. Later in the game, often behind a prime, it is similar to the deeper points, with winning strategies reduced to hitting a late shot in the bear-in or bear-off or rolling several large doubles.

The defining characteristic of a backgame is that the defensive structure includes two or more anchors. The backgame's corresponding game plan is to hold both points as long as necessary, force your opponent to bear in or off awkwardly, hit a late shot and contain the blot behind a prime. Typically, the backgame anchors are deep and close together (1-2, 1-3, 2-3, 2-4). Keeping them back delays the moment when the winning shot comes and allows time to prepare a prime to contain the piece(s) you hit. If the defensive structure's two anchors are widely separated (1-4, 1-5, 2-5) or are both advanced (3-4, 3-5, 4-5) either can be called a backgame. However, in practice, such structures usually don't turn out to favor the same strategy as the deep anchor backgames. If the anchors are both advanced, one anchor is often lost and the game proceeds as a single anchor holding game. If the anchors are widely separated, one anchor can be lost and the game proceeds either as a holding game or a deep anchor game.

Is there a quasi-backgame? This may be the 1-5 game and there's usually no reasonable possibility of holding both points until your opponent leaves a shot. Even if that is possible, the strategy isn't nearly as threatening to your opponent as a deep anchor backgame. Consequently, you are often faced with deciding between holding the 5 point, giving up the ace point and losing the race; or, giving up the 5 point, allowing the ace point to be primed and getting gammoned.

If the defensive structure includes 3 or more anchors, it's clearly a backgame. Typically, such structures afford excellent, winning chances. Nevertheless, if your shot comes before you're ready, the result is often a gammon or backgammon loss.

Can a backgame be too big? Can you have too many points back? Of course. Players have been cautioned not to let a backgame opponent get too many pieces back. However, it's ineffective to focus on how many pieces back is good or bad. Instead, look at the entire board. Whether more or fewer pieces back is bad or good depends on where they are, both players' forward structures, and the crucial timing of preparing a prime to be ready when the awaited shot finally comes.

As a result, income levels in many parts of California are too low to purchase a median-priced home with a conventional loan. Although average interest rates in California are below the national average, California has one of the lowest levels of home affordability in the nation.

California?s Civil Code Provision of the Real Estate Act regulates the issuance of variable interest rates for the purchase of real estate. Therefore, borrowers who are issued large mortgage amounts are guaranteed a fixed rate mortgage. California law also prohibits the charging of interest more than one day prior to the recording of the mortgage even if the borrower received the loan prior to that time.

Oregon Commercial Real Estate

Real estate is broadly categorized into two types. This includes residential and commercial real estate. As the name suggests, the latter revolves around sale and lease of property that is intended for use in trade and business. This includes a wide range of business opportunities including shopping malls, gas stations, car parks and office buildings. The Oregon commercial real estate market is huge and encompasses innumerable viable plots and property.

Oregon commercial real estate could refer to an empty plot of land, a building, a store or multiple shops, or even a park. The instant any property is to be used for a business purpose, it is categorized as commercial real estate. Oregon commercial real estate includes land, as well as anything that is permanently built or fixed onto it. These fixtures include nursing homes, buildings and fences. They also refer to pipes, plumbing, heating devices and light fixtures that are inbuilt or fixed on the exterior of a building. Commercial real estate can be purchased, sold or rented as required. Such commitments prove to be profitable for real estate agents who deal in them. Since commercial real estate deals with profitability in the long run, entrepreneurs do no rush into such commitments. It is important to find an Oregon commercial real estate property that is feasible and can help increase trade.

Price points for Oregon commercial real estate depend upon their location. Areas that are established as commercially profitable are categorized within higher price brackets, as compared to others located in developing areas. Their rates are calculated differently from residential real estate. A number of Oregon real estate listing companies have dedicated commercial real estate databases that are easy to access and designed to help clients find a viable property in a short time. Before finalizing an Oregon commercial real estate deal, it is important to ensure the property is not blacklisted and all fixtures within it are in compliance with state regulations.

Surge in Leasing Charges for Dubai Property

The current property boom in Dubai has sent rental charges rising upwards since the year 2002, at an average 37% increase according to The Dubai Municipality. The higher cost of living, unregulated rental increases and average 1.5% salary increase in the private sector, according to a study done by GulfTalent.com, has put a lot of pressure on Dubai?s tenants. To alleviate some of that pressure, the Government of Dubai moved to impose a rental cap of 15% in October 2005.

Considering the rapid increase in Dubai?s population that has swelled from approximately 800,000 in the year 2000 to 1.3 million in 2006, where it stands today, there is a shortage of residential apartments and villas for rent. This excess demand over supply has led to higher rental charges because property continues to be in short supply.

Despite the current shortage, the future of Dubai property remains extremely bright. Over the next three years an additional 84,000 accommodation units are expected to be ready for occupancy as new projects are completed. The addition of these properties is expected to help stabilize the marketplace for rents.

Investors who have put their Dubai properties out for rent yield an average of 8-9 percent on their property at the current market rate. Deemed a good investment, several new comers and existing residents in the city are seeing the benefits of buying their own accommodations, instead of renting.

Computer Gaming Online ? Play A Role

Computer gaming online role-playing is actually the new fun spin of the former hit of role-playing games which have been sold to thousands and thousands of people in comic shops for years. This is actually consistent with our expanding world because our leisure activities are moving towards electronic correspondence as computers become more and more ingrained in our society, culture and our everyday lives.

The original Role-playing games was started back in the 1970?s with Dungeons and Dragons games and rapidly grew to include virtually any type of game or scenario you could possibly imagine including games revolving around espionage, horror, action-adventure, science fiction, sports and a lots of other genres.

The Role-Playing Games Computer Version

Role-playing games destroyed the traditional cause effect method that the original board games utilized and quickly turned the games into an improvisational exercise that most people found quite intriguing. As time passed, people used online computer gaming to expand how role playing games can be carried out. In the computer gaming online version of role-playing, normal players will write/type their ?scenarios? or ?maps? and submit them via email to the administrator or game master running the game. The game master then weighs all the emails from the participating players and decides how these scenarios play off against each other in order to play the game. Doesn?t that sound fun?

How Do Producers of The Role Playing Game Feel About This?

Now, while you might assume that the role-playing game companies would just love the fact that there are computer gaming online means of playing the games and that they could use that when expanding their customer base. However some role-playing game companies have some concerns about this computer gaming online trend that is evolving.

The computer gaming online role-playing trend has really hurt sales of game packages and board games because people no longer have the wants and needs for the original role-playing set as they are almost never playing in a room together with the each other but are instead connected electronically with people from all over the globe. It is doubtful that the bottom will fall out on the original game producing companies because the product that they offer is still extremely popular all over the world, but there have been many dollars lost due to the free market competition that the computer gaming online role-playing provides.

Naturally many of these companies are now offering their own free online role-playing services and games as a means of promoting their original product sets. They are also offering fee based subscriptions for online role-playing games so in fact the internet are already providing a solid revenue stream for the companies. There is a paradoxical relationship between the internet and the role-playing game companies, but in the end, the internet has been good to most of these companies and will continue to benefit them greatly provided that the companies evolve accordingly.

1031 Exchange ? The Most Common Mistakes!

A property transaction related to a 1031 exchange into a Tenant in Common property could have a great impact on the financial stability of a person. Any mistake or a wrong decision in regards to a 1031 exchange can put you in deep trouble, besides unexpected financial liabilities.

It is often seen that most people interested for a 1031 exchange into a Tenant in Common property commit certain basic mistakes that jeopardize the whole transaction or results in a complicated legal situation leading to the client paying a huge tax or penalty amount.

Before I tell you about these common mistakes, let me first explain in brief what is 1031 exchange and how it helps.

Section 1031 of the IRC gives a chance to real estate buyers to defer the capital gain taxes that they incur by selling a property. It states, a real property owner can sell his property and then reinvest the proceeds to purchase of like-kind property and defer the capital gain taxes. Like-kind exchange is considered as one of the best-kept secrets of the Internal Revenue Code and very few CPAs, lawyers and financial advisors have proper knowledge about this.

By doing a 1031 exchange into a Tenants in Common (TIC) property, you can become a part owner of a large commercial property managed by professionals, who pay you a monthly income for the property. This is favorable for most people because it has got fewer strings attached compared to private annuity trusts, charitable trusts etc.

There are 3 Major mistakes that are generally committed by people going for a 1031 exchange into a Tenant in Common property.

a) Ensure that your investment company has their act together. Ask them for their history in TIC offerings, check referrals for satisfied clients. A good and experienced investment company should be able to provide you with multiple references of satisfied clients. Also check the properties available with them, a good investment property would only pick the best properties ? good real estate properties are hard to find and sells fast. While mediocre or small investment companies will deal with B grade or less desirable properties, the good investment firms will have only the best properties on offer.

If you are planning to do it privately, be cautious about getting into a Limited Partnership where only one or two members make all the decisions. Another alternative to could be to get a group of friends together and do it all by yourself, however, that is feasible only if you have extensive experience with commercial property and property management.

b) Choose a well-experienced qualified intermediary. A qualified intermediary is extremely instrumental in the successful completion of a 1031 exchange for Tenants in common property. They need to be well conversant with 1031 exchange rules. They ensure that all documentation and money transfer meets the guidelines set for the by section 1031 of the IRS.

Your Accommodators will set up your LLC. It is suggested that you should not work with an accommodator with whom you have an existing relationship. Your family attorney or estate planning attorney may not qualify as your accommodator. A small mistake here can lead to a hefty bill for taxes or penalties by the IRS, or even worse, the whole transaction might fail due to the incompetence of your accommodator or qualified intermediary.

c) Don?t try to cut corners on your property management company. This is extremely important for profitable performance of your investment. You will have to depend on your property management company for the day-to-day problems that will arise; they will be responsible for paying your property taxes in time and maintaining your building. Your property management company should be able to offer you a long term Triple Net Lease that has detailing of your annual income percentage along with scheduled increase. Only reputable management companies would be in a position to offer this. It is worth spending on a good property management company as you get a much higher return on your investment with them compared to any startup. Let your management company have a small profit because their performance is directly related to your investment stability and is going to get you multiples of that amount.

If you are hiring an experienced property management firm it is always a win-win situation of both the parties and you are sure to make the best out of your investment.

Avoid these common mistakes while planning your investment for 1031 exchange into Tenant in Common properties and you can ensure a continuous flow of monthly income while your investment experience a steady growth.

Is Breast Really Best?

People are living longer, mainly due to changes in lifestyles but also because of incredible advances in health care. One of the results is the need for more healthcare professionals, including nurses. One way the industry is changing is by offering career choices in the form of more educational opportunities and options.

The Associate's Degree in Nursing has only recently become an option, though it's quickly gaining favor in the health care industry. While there are naturally some differences in the training for an associate's degree as opposed to a bachelor's degree, many health care agencies - including hospitals and doctor's offices - are recognizing the fact that those graduating with associate's degrees can perform many of the same duties and handle many of the same responsibilities as those with bachelor's degree. But is there really a difference?

There has to be some difference simply by the difference in time requirements for the two degrees. An associate's degree is typically accomplished in two years. This is sometimes called a fast track and there are many associate's degree programs available. Most are available through community colleges or technical training schools, though some four-year universities are now offering fast track degrees as part of their training programs.

By comparison, a bachelor's degree in nursing usually takes four years. Some who go into college with at least a few hours of college behind them and a solid plan can accomplish it sooner, especially if summer school classes are used to hasten the process. But as a rule, it takes a full four years to complete college with a bachelor's degree in any field, including nursing.

If you can achieve an associate's degree in only two years, why would anyone go on for the bachelor's degree? Most health care facilities seem willing to accept either degree, but most make a pay differentiation. Those who have graduated with a bachelor's degree can often expect to be paid more than those with an associate's degree. One of the positive points is that a nurse with an associate's degree can usually go to work earning a good wage and pick up classes toward the bachelor's degree to increase their worth.

So what's the difference in the actual study required? One important point noted by proponents of the associate's degree is that the four-year university requires a well rounded education before conferring a degree. That means that graduates are required to complete requirements in history, communication, physical education and other subjects that some say aren't relevant to a nursing degree. There are also some math and science courses that are typically above those required for a two-year nursing degree.

By comparison, an associate'
s degree program will often use a lock format. Instead of taking an algebra class and a chemistry class, those in the associate's degree program may take an afternoon class that combines the two, focusing on the way algebra and chemistry apply to their chosen field.

Some say there's no substitute for the bachelor's degree and that nurses should all be required to go through the full program. As long as there's a demand for nurses and others in the health care field, there's no doubt that faster training - as long as it's adequate - will be in demand.

Is Breast Really Best?

There is NO comparison..BREAST REALLY IS BEST!!

However in today's society where most mothers are finding themselves having to go back to work and with some even not taking their full maternity leave due to financial constraints placed upon them, this makes finding the time and the energy to breast feed a very difficult decision and bottle feeding the only option available to them. Many people look down on mothers who find themselves unable to breast feed and see the mother as depriving the child.

There has been a decline in the number of babies who are breastfed in recent years and this figure drops dramatically after the ages of four months. This has prompted the government to launch a campaign for more mothers to breast feed their children. The government wants to promote and encourage mothers to breast feed their babies and to continue doing so after their baby has past their first stage and is moving towards solid foods.

Advantages of Breast Feeding

Breast milk provides all the essential nutrients that a baby needs. There is no need for vitamin or other supplements to be introduced to the babies diet when breastfeeding.
Breast milk also can protect him or her from infections.

After giving birth a baby usually needs fed within an hour after delivery.
Breast milk at this time produces a substance called 'Colostrum' which is a yellowish transparent fluid. This substance lasts for approximately the first 3 days and is rich in high levels of protein and anti bodies which the baby needs. This fluid also contains less fat and a baby weaned on 'Colostrum' is more likely to resist the bacteria and viruses that can cause illness.

It also helps to build up a healthy immune system and protects the baby against disease by providing essential anti bodies and growth factors.

After the first few days a mother's milk changes in colour and consistency. This being due to a change in the mothers hormones. This milk is of a thinner consistency and is usually blue-white in colour.

A mothers milk constantly changes as both the baby and the mother develops. This ensures that the mother's milk is designed to meet the digestive and nutritional needs of the developing baby. A baby's digestive system is far from developed when a baby is born and this even more so in premature babies. Breast milk can aid and assist the breakdown of this important nutrition ensuring the baby's needs are met.

Breast feeding may also prevent diarrhoea, ear and urinary tract infections. It may also reduce blood pressure.

Breast fed babies also have a lower rate of contracting meningitis or severe blood infections.

Breastfeeding your baby can raise his or her IQ levels. This being due to the essential fatty acids and minerals found in the breast milk.

A baby who is breast fed can almost never becomes allergic to their mothers milk.

Breast fed milk ensures that the baby is exposed to fewer allergens and helps protect against allergies which are found in formula milk.

Although it is difficult to monitor how much breast milk a baby is receiving, it is shown that it is almost impossible to over feed a breast fed baby.

A mother who breast feeds usually develops a closeness to her child. This has massive psychological benefits for both mother and child.

Breast milk is FREE, CONVENIENT and NATURAL!
It is always there and you don't need to carry around cumbersome equipment and bottles.

Disadvantages of Breast Feeding

There are very few disadvantages in breastfeeding.

The main disadvantage is that the mother has to be there to provide milk at all times. The may make the mother tired and anxious. She may find that she has to plan her timetable very meticulously and if going out with the baby ensure that there are suitable mother and baby rooms available. ( For all the advantages in modern society some people still find a mother breast feeding her baby in public an act of 'public indecency').

Mothers may find that their milk dries up and may develop swollen or cracked nipples. When a mother finds their milk has dried up they may find that this can cause some psychological problems as the mother may feel she unable to 'provide for her baby'.

They may also find that their milk may leak and will have to wear a nursing bra and breast pads whilst breastfeeding.

She also will have to watch her diet for the time she is breastfeeding as anything she east will be passed straight through her to the baby through her milk.

Tips For Choosing The Right Camping Backpack

A person who is not experienced with camping or hiking may think that all backpacks are the same, but that is far from the truth. For a camper who is serious about making the most out of a camping trip, a backpack can make or break an excursion to the woods.

Take the plight of a trekker who traveled to the Appalachians in 1994. Rather than a thrilling camping expedition, he needed to return home injured from the weight of an ill-fitted backpack that damaged his hips. A decade later, the same hiker, utilizing a backpack more suited to his needs, walked over 950 miles of terrain, turning what could have been another ugly experience into a more pleasant memory.

There are a few key tips you should bear in mind when selecting a backpack for the outdoors.

First, you need to assemble a fairly comprehensive list of gear you need to bring on the trip. Whereas some campers prefer to haul a bare minimum, others like to be well equipped and ready for almost any eventuality. Consequently, the size of your backpack is important. If you intend to camp or hike for several days - or even simply overnight -you need a sufficient amount of supplies to cover your time and prospective needs.

Second, make sure your backpack is comfortable to wear for a lengthy period of time. The best styles of backpacks distribute the weight in the bag evenly so that you can wear it comfortably for a few hours while hiking. Try it on at the store to ensure it meets your need. Some camping stores even provide weights inside so you get the full effect of the backpack. By placing these in the pack, you can walk around the store to get a sense of how well the weight distributes and how much you can actually hold while remaining comfortable and not overly straining your back or shoulders.

Third, select a frame for the backpack. You can choose between an internal and external frame, each of which has advantages and disadvantages. Internal frames are more slender and allow the pack to remain close to your body which makes it great for densely wooded and more narrow trails. They do not restrain your ability to move in the least, but are admittedly more cumbersome to load and sometimes do not hold as much gear.

External frames, on the other hand, are great for clear walking paths and wider trails and are generally easier to pack. However, they tend to restrict mobility because they are larger and less flexible, making them seem more uncomfortable at first. External frames are the best option, though, when buying a backpack for beginners or children.

Finally, when purchasing a backpack, take into consideration whether it is designed to work efficiently with weather sheets that help protect your pack against dew and rain. Also assess how attachments can be accommodated for your pack. Most backpacks have either rings or snap-ons (or both), allowing the convenient integration of accessories with your pack.

Finding a backpack doesn't need to be a challenge if you familiarize yourself with options ahead of time. By following these few tips, you should be able to purchase one that fits your budget and your camping experience needs, helping to make sure you have a wonderful adventure in the woods.

Top 10 SavetheDay Fashion Fixes

You?re about to have your ?red carpet? moment when you casually glance at the effortless swish of your knee-length frock and notice the hem has fallen. Or, perhaps, you?re radiant in head-to-toe summer white, when your dinner partner splashes a bit of red wine on your blouse. We?ve all had it happen?no need to fret.

We?ve consulted a team of experts? Vanessa Wakeman, owner of Indulgence event and wedding planning, in White Plains, New York; Renee R. Klein and Zoe Schaeffer, co-owners of Presse, a high-end fashion boutique in L.A.; and Jen Goodkind and Jayne Chase, co-hosts of ?A Fashionable Life? radio show?to help you navigate even the most unexpected fashion emergencies.

Healing Heels
You?re ready to mix and mingle in your strappy stilettos and?as luck would have it?snap goes your heel. ?You don?t want to spend an evening hobbling around,? says Klein. ?Instant Krazy Glue To-Go is the answer. I always carry it with me.?

On the Spot
For treating spots and stains, Chase swears by Tide to Go sticks: ?I carry at least one in my purse at all times.? Other remedies: get rid of makeup stains with baby wipes, which also help remove lint from clothing and dirt from shoes.

If you?re fortunate enough to catch a deodorant stain before leaving the house, Schaeffer recommends steaming the garment with a traditional steamer ?or hanging it in the bathroom during a hot shower.?

A Bad Run
You can always rely on an old standby?clear nail polish. ?Paint just a dab on a stocking run, and you?ll be good through your event,? says Schaeffer. Another quick fix, says Wakeman, ?is a dash of hairspray.?

Weathered Leather
Nicked your leather bag, shoes, or belt? ?Carefully touch up the area with a matching colored Sharpie,? says Schaeffer.

Hem havoc
The beauty of a sewing kit is that it?s compact and multi-functional. Goodkind divulges, ?I always take them from the last resort I've been to,? which makes them free, too! Masking tape or duct tape can also come in handy. Grab the lighting guy/gal or musicians at the event, who usually carry tape in case it?s needed for their equipment.

Simply Strapped
Falling or snapped bra/dress/shirt straps can be a real nuisance and the easiest and most obvious answer is: ?A safety pin,? says Chase. ?Always carry small ones, which are less visible but still secure.?

Zip It
If your zipper is not ready to rise, ?a bar of soap or wax candle rubbed gently onto the problem area should help it loosen up,? advises Wakeman.

Cute as a Button
If you have a button that?s floor bound, clear nail polish will come to the rescue, again. Dab the top of the button to prevent it from falling off. Another way to keep it tight: a storage bag tie. Peel off the plastic and thread the button with the metal strip.

Better Sweater
Rub a piece of Velcro up and down the fabric to remove sweater pills. For snags, take the tip of a closed pen, push the snag back through the inside of the garment and knot it.

Ear and Now
The backing of your earring has fallen on the dance floor and it?s nowhere to be found. ?Not to worry,? says Wakeman, who?s seen this happen to more than one bride. ?Take the eraser off a pencil and push it through the stem. You?ll be good to dance the night away.?

While emergency remedies are invaluable, averting disasters is obviously the way to go. Have the soles and heels of new shoes reinforced, and always be sure to waterproof suede shoes, advises Goodkind.

Chase also advocates carrying an extra jacket, a cashmere cardigan, or a pashmina in case you need to cover up a stain (or it gets cold!). And when all else fails, she says, ?Think creatively. I once had a Ralph Lauren pink gingham dress with spaghetti straps. I had the straps taken in and the night I put on the dress, one strap broke. I didn't have needle and thread, so I took the other strap off and wore it strapless. You know what? It looked better!?

Keep-handy Crisis Kit
Here?s a list of the must-have items that you may want to keep in your purse or in a plastic bag in the trunk of your car, in case of a fashion, beauty, or comfort emergency.

Baby wipes: To remove or reduce make-up stains on clothing. They also remove lint from clothing and dirt from shoes.

Blotting papers: For unexpected greasy moments.

Clear nail polish: For a torn stocking or loose button.

Hairspray: Also good for runs in stockings.

Masking tape or duct tape: For fallen hems.

Instant Krazy Glue To-Go: A quick fix for broken heels.

Mini sewing kit with safety pins: To temporarily mend fallen hems, broken straps, or small tears.

Mini umbrella: For unexpected rain showers.

An extra pair of pantyhose: Tuck them in a small plastic zipped bag.

Pen: A closed tip can help invert sweater snags; so can a small crochet hook.

Pencil: The eraser can be used to secure post earrings.

Sharpie markers: To dab scuffed or scratched leather on shoes, purses, belts, etc?

Soap: For a stuck zipper.

Tide to Go stick: To attack stains in an instant.

Velcro: To get rid of pills on sweaters.

Vaseline: Keep a small tube handy to rub on men?s or women?s patent leather shoes, so they don?t stick together while you?re dancing.

Cover-up (cashmere sweater, jacket, or pashmina): Good to keep in a plastic bag in the trunk of your car, to hide a stain or torn fabric, or simply for warmth in an overly air-conditioned venue or on a cool evening outdoors.

Types of Breast Enhancers

Breast augmentation is a common cosmetic surgery procedure in the United States. The natural figures are leaving more and more women dissatisfied, but surgery is definitely not the only option for breast enhancement.

It is essential to understand that bust size has no relation to sexual arousal or performance in women. Breast enhancement becomes necessary in women who have undergone mastectomy, for the removal of cancer tissue from their chest region. It is also required in most cases of gender redefinition. Silicon implants work in nearly all cases of breast enhancement. However surgery, apart from being unaffordable for most, does not give the optimum results all the time. An implant comprises of a silicon shell filled with saltwater, placed within the breasts through a small incision. This could result in irregular placement of the implants, shifting, hardening and rupturing, all of which result in an asymmetric and unnatural bust line.

The most commonly used breast-enhancing device is the bra and they are available in pull-up, push-up and even inflatable varieties. The mastectomy bra, available for breast cancer patients is designed to cushion the area beneath while providing enhancement. Enhancers are also available in the form of creams, gels and pills, which come in natural pant-based or synthetic forms. The creams and gels are meant only for external application and are often used in conjunction with medication for breast enhancement. Their main function is to tauten the bust area to facilitate enlargement. The main ingredients of these creams are organic compounds such as stearic acid, glycerin, metylparaben, phenoxyethanol and plant extracts from lavender, jojoba and blessed thistle. Pills contain compounds that stimulate the production of estrogen in the body.

It is essential that patients research the possible allergic reactions to each ingredient before beginning the use of any breast enhancement product.

Breast Enhancer provides detailed information on Breast Enhancers, Breast Enhancer Resources, Silicone Breast Enhancers, Breast Enhancer Pills and more. Breast Enhancer is affiliated with Natural Breast Enlargement.

Identifying Predatory Lenders

Predatory lending consists of abusive practices by lenders within the mortgage industry. These types of lenders strip borrowers of the equity in their home and put them in danger of foreclosing on their home. But one does not have to fall victim to predatory lenders. There are tell-tale signs that everyone should be aware of to help them avoid falling prey. They are listed below:

1. Be wary of and avoid any lender who encourages you to lie on your loan application.

2. Be sure that you are given all disclosures. Check your loan papers and be sure that the Good Faith Estimate, Special Info Booklet, Truth in Lending and HUD-1 Settlement statements are all included.

3. A red flag should be raised if any lender asks you to leave signatures or other line-items blank. Also re-check your documents to make sure that nothing has been altered or changed without your knowledge and/or approval.

4. If a lender asks you to repeatedly refinance and after each instance your monthly payments and total loan amounts increase, you may be dealing with a predatory lender. Shop around and get a new lender as soon as possible.

5. Check the fine print. If you are required to pay daily interest whenever your payments are late, you may be dealing with a predatory lender.

6. If your loan amount is higher than the value of your home, this is reason to give pause and to be alarmed.

7. Be wary of unexpected settlement costs that you were not given prior notice to or explanation for.

8. If your monthly payments or loan is higher than you anticipated based on the disclosures, you might be dealing with an unscrupulous lender.

9. If your mortgage loan requires a balloon payment that requires that the final lump sum be financed with that lender, you may be dealing with a predatory lender.

10. You are not required to buy credit insurance or insurance that will pay off the loan if you die or are disabled. If you are heavily pressured to do so, beware.

Buying a home may be your most expensive and prized possession. There is a lot riding on choosing the right lender. Your credit score, your hard earned cash, and your ability to borrow money in the future are all at stake. This is why it is very important to screen and get rid of lenders who are looking to dupe you out of your money and your home.

Scenario Of Intimatewear Market

The journey of lingerie from 'cotte' to trendy intimatewear

The existence of lingerie is as old as the existence of women who wear it. In the middle ages things were easygoing as women wore various corset-like alternatives like the cotte, the bliaunt and the surcot, which move on easily over their dresses and hold the breasts firmly. Wearing underwear/corsets has been practiced since the ancient civilization of Egypt and Greece, where women wore corsets to support their breasts. Bras have been worn in all ages to support women's breasts and give them a fashionable look.

18th Century: It is believed that the history of underwear started in the 18th century. The padded silhouette with a flat stomach, slim waist and cone-shaped bust was a style. The corset, a vital part of any woman's clothing at that time, gave the body a typical shape, squeezing the internal organs and making them feel comfortable. Extreme usage of satin, silk and damask decorated with embroidery, ribbons and laces gave the effect of artistry.

19th Century: Women wore corsets, crinolines and bustles. The S-shaped silhouette trend started at that time. Women wore underwear like knickers, corset, camisole and waist slip.

20th Century: Lingerie turned out to be simpler and more practical. Corsets were replaced by a more flexible girdle modern bra. Pastel colours for lingerie came into existence. In 1910 boyish silhouette became a trend. The first brassiere to have a patent, which was accepted largely, was a bra invented by a young New York socialite named Mary Phelps Jacob in 1910. In the 1930s femininity became a fashion trend. A woman was covered by the one-piece garments known as corsets including a curved and bust-emphasizing brassiere and girdle with garters. But one-piece corsets were accepted largely and panties were reduced in size and finally gained the shape of bikini briefs.

21st century-the era of intimacy-intimatewear: In this era the fashion is pushing women to exhibit the underwear as outerwear which is worn for the sensitive pleasure of a partner. Lingerie is considered as the second skin by many women. In the present era, women have more choices than ever in terms of style, design, fabrics etc. Since many centuries fashion in connection to lingerie styles was toggling between the feminine and masculine, painful and practical. In the recent time, lingerie is the most attractive, luxurious and feminine clothing that is worn intimately and respected for its practicality and comfort.

Worldwide Market Growth Forecast of Lingerie

Today, the main concern about marketing the lingerie products is the fight for share between global brands and retailers' local labels worldwide. It is also about consumers' choice and acceptance of brand. With its matchless combination of fashion and function, lingerie is a product category that crosses the fine line between necessity and luxury. Besides these features, it has increased into about a US$30 billion-a-year industry and placed itself for further growth over the next five years.

To know the global lingerie market, it is essential to check out not only the competition between brands, but also the separate bra-wars taking place between brands and local retail labels. The leading player among lingerie brands worldwide is United States-based manufacturer Sara Lee, which has a major market share in its home country as well as the European market. After Sara Lee there exist companies like Warnaco, Fruit of the Loom, VF and Maidenform, in Europe Triumph also possess a major market share. The more comfy La Perla, meanwhile, is atop the high end of the world lingerie market.

In the retail sector, US chain Victoria's Secret, the UK's Knickerbox and northern European retailer Hunkemoller provide to the specialist market, but the huge quantity of lingerie is traded by clothing retailers like Marks & Spencer and hypermarkets like Wal-Mart and Carrefour. Though, the tendency is to be robust on briefs than bras, and repeatedly sell these items in multiple packs. While the leading retailers and brands keep up to propel the market, the nature of uniqueness demands that there is also a push of smaller, more up market labels that offer to a few niche.

Of the total world lingerie market, amounted to US$29.5 billion annually in 2003, bras calculated to 56 per cent of total sales, while briefs and the body wear/daywear/shape wear category add 32 per cent and 12 per cent in that order. Of about 6.4 billion bras and briefs were procured worldwide in 2003. The report shows that the average woman buys two bras and five pairs of briefs per year. Lingerie sales in the developed world are observed to be basic fashion-driven, with the average woman having six bras and eight pairs of briefs in her wardrobe - more than she usually requires.

The buying of these products is normally determined by style factors, like as what styles (g-string, padded bra) look best under certain types of clothing, or what colors appear best. In the past, this picture has not been right for developing countries where lingerie is bought more out of need than desire. Though, population growth, unstable demographics and the appearance of consumers with more disposable income is changing purchasing habits in these regions, and the lingerie market is projected to gain advantage from this opportunity.

According to a research report, the global lingerie market was calculated to be $29.15-billion (U.S.) in 2004 and is projected to increase (at the rate of about 9 per cent) to $31.6-billion in 2012. And the product category that will have the quickest growth is odywear, daywear and shapewear.

Despite this noteworthy growth, demand for lingerie in the developed world has been observed to be rising at about five per cent (based on low population growth, ageing demographics and product saturation), while that of the rest of the world is projected to increase by almost 20 per cent.

While this turns out to be a fairly steady 7 per cent raise in world volume to 6.8 billion units, it also amounts to massive growth in developing nations. This will go together by a noteworthy push towards offshore manufacturing in countries like China and India, as continuing enhancement in technology and communications make such alternatives far more cost effective than the domestic alternative. Markets that are expected to develop in the future include the Indian sub-continent, China and Southeast Asia. India and China are projected to increase their international market share by about US$100 million each, while Southeast Asia, already a leading market for lingerie, will increase by US$350 million in value.

Given that price points in these sub-regions are somewhat low; this expected growth shows an opportunity in huge quantity for lingerie companies. Products which shape the body and offer smooth curves are observed as a key growth sector for baby boomer lingerie buyers. New and innovative fabrics like Lycra and microfibers will keep on featuring a lot in this segment.

Prices to keep steady

With downward price emphasis at a retail level compensating any attempts at increasing manufacturers' costs, prices are not anticipated to have any noteworthy impact on lingerie market growth in the developed world till 2010. Though, value growth in the developing world is more complicated to estimate, due to the extensive trading in the gray or black markets and, hence, not at normal retail prices. Nonetheless, Sara Lee is anticipated to keep on its dominance of the developed world market and formulate sizable inroads into other markets over the next five years - even in the challenge of financial problems faced by competitors such as Warnaco and Maidenform. Along with it the low profile and hence low debt European companies like Triumph and Wolford will keep surviving. It is understandable that high-volume growth for lingerie's leasing players will come from emerging markets, while, in a sector where discrimination is important, beneficial business will also be held by niche marketers. Fortunately for all matter, lingerie is pushed by female consumers' loyalty to brand, fit and comfort, making it as one of the more financially strong segment in the apparel market.

China

China exported 4.2 billion pieces of women's undergarments in 2004, a 30 percent raise from 2003. In China, Shantou is one of the leading manufacturing hubs for women's undergarments with well-set up and good factory management systems, offering prompt service and efficient supply chain system. This harbor city in Guangdong province exported women's underwear worth $650 million in 2004, accounting to be the third of China's outbound shipments of the product. Shantou possesses more than 1,500 suppliers, about 150 of who export directly. Shantou's associated towns of Gurao, Xiashan, Chendian and Liangying are the leading manufacturing areas. Gurao, the biggest center, has more than 440 undergarment makers. Annual sales reach $260 million, including 564 million brassieres and 180 million pairs of underpants. Shantou is renowned across China as a major producer of knitted underwear. Xiashan and Chendian each produce more than $100 million worth of women's undergarments per year.

Suppliers in Shantou vary from small companies with 50 workers to big manufacturers with 1,500 employees. Though, small and midsize suppliers constitute the major companies. Many suppliers possess vertically integrated production with in-house fabric knitting, dyeing, finishing and printing, and garment sewing, embroidery and packing capability. The city's bra and panty suppliers target on midrange models, but high-end designs are also made by them. Approximately 90 per cent of output is for OEM orders.

Seamless bras and panties are trendy designs which are more preferable now a days. Hanzina Underwear Co. Ltd, a leading supplier of such products, has invested a huge amount in 20 Santoni circular knitting machines from Italy, two warp knitting systems and 350 sewing machines. The company makes 200,000 pieces per month. The use of lace and embroidered fabrics is also well-liked among Shantou suppliers. Chengtai Underwear Knitting Factory makes bra and panty sets with lace trimmings, embroidery or prints.

The midsize company makes undergarments for Wal-Mart and donna l'oren. Hongjie Underwear Industrial Co. is also a leading producer with 1,500 workers and fully integrated production that covers fabric knitting and sewing. The company provides fancy bras and panties in crocheted fabrics, intricate prints and embroidery. The company also produces items like push-up and convertible brassieres.

Many companies are making efforts to decrease their lead and delivery times. Shantou's port, one of the 20 leading harbors in China, transports cargo to many countries and regions. This facilitates suppliers to provide convenient shipping to foreign buyers and supports in continuation in transportation at cheaper rates.

India

The lingerie market in India is still in its infant stage and, until in recent times, the accessibility of high quality intimate apparel was limited to irregular or grey imports sold under the counter. Because of the limited products and lack of enough specialized and organized retail atmosphere, the fashion realization and quality awareness of the Indian consumer for intimate apparel is yet to be realized.

India is also one of the most scattered retail markets in the world. The products, so far, have been mainly marketed as a commodity and are price and margin oriented. Till today huge quantities of bras are sold to end users by male salespersons in mom-and-pop shops. Majorities of the stores do not even provide a trial room.

As a consequence, large consumer base are not sure of the functional features of a bra or even their own sizes. When Gokaldas Intimatewear began developing Enamor, their first aim was good fit. Across India Enamor surveyed and measured 4,000 women. They noticed that 80 per cent of Indian women wore a uncomfortable fitting underwear. In India, bras were made only in B and C cup sizes, though Enamor's research found that most Indian women required A or D cup sizes. In India Triumph, Lovable Lingerie, Enamor, VIP, Juliet, Amul etc are major players in lingerie market. Today 70 per cent of the lingerie market of India is unorganised. But that can be replaced with the increase in the number of malls and quality-conscious consumers. For example, Lovable's growth of 20 per cent last year was sustained by new retail space.

The joint market contribution of the leading five retailers in India totals less than two per cent. Though, Lingerie sales have increased by 12 per cent in the past five years because of a new awareness of intimatewear. Women's innerwear industry in India is worth Rs. 2,000 crore and is growing at an average rate of 12 per cent.

Turkey and Bangladesh have already observed the potential and are aggressively promoting its innerwear industry. Many Asian countries are defeating India in the US, the world's biggest clothing importer. According to the US office of Textiles and Apparel, in 2002 the country imported 198,094,426 dozen pieces of cotton underwear. India's contribution in this was a paltry 2.36 per cent. In bras using manmade material, the US imported 37,676,800 dozen pieces. While China constituted 32 per cent of these, Indonesia had 10.5 per cent. Even Bangladesh had 1 per cent. However, India exported a meager 0.65 per cent. Though, there is a great potential to be taped if approached in an organized manner with a proper set up.

Womenswear: the most profitable segment

The Rs.28,375-crore womenswear apparel segment covers 32.1 percent share of the Indian apparel market in value terms. In volume terms, market share of womenswear is one percent greater than that of menswear but in value terms its share is five percent less than that of menswear due to branded segment in womenswear was practically non-existent till a few years back. At present, it is the most profitable segment for investment. During 2005, volumes increased by 5.5 percent while value appreciation was as high as 15 percent.

Women's trousers and skirts category observed a highest growth during 2005, volumes growing nine percent and value appreciating more than 23 percent over 2004 levels. Western wear like suits and blazers and Lingerie are the two other categories where progress was excellent, volume and value growth being 10 and 21 percent respectively in the Western wear and 6.8 and 18.1 percent in lingerie.

In early days the Indian women mostly trusted foreign products or directed their friendly corner tailors to stitch form-fitting bodice, which were worn under dresses. But now the scenario is different. The first trendy movement for both men and women was seen when Associated Apparels Pvt Ltd, producers of Liberty shirts, introduced the world famous Maiden Form bras, Jockey men's underwear and Jantzen swimwear in 1962 in India.

It was a lanky period for Liberty shirts with complexity in imports and the export market initiation, so the late Bhawandas Wadhwani approached the lingerie business with technical knowhow from the USA. The brands got an achievement of optimum level with their styles and quality. But due to the government's restrictions for foreign brands, Wadhwani discontinued the overseas tie-up and changed the names to Libertina for lingerie and Liberty for men's underwear in the late 70s. From 80s to 90s the company focused on undergarments. Even today Libertina and Liberty are still one of the major players in the lingerie market.

With the great triumph of Libertina and Liberty, other Indian companies also shifted into the lingerie markets. In the 70s Peter Pan from Dawn Mills entered in the market with lingerie styles of the West. The brand was popular amongst the Indian women, but two decades later it vanished from the market.

In 1971, VIP entered the men's underwear market with a big-bang and became the most talked about brand due to its advertisement featuring model Dalip Tahil. Since then VIP is a leading player in the men's and women's underwear market. VIP launched Petals, a Lycra moulded cup bra with motifs, which was accepted well at that time, but was later discontinued. But introducing Loveable in 1996 was a huge success as they brought in a foreign brand, but it was made in India. Lovable was followed by Feelings, VIP's domestic products and Daisy Dee another foreign brand. The very ultra Vanity Fair was introduced in 2004 and lastly a Korean Brand Try for men and women in 2004. VIP's fashionable new men's innerwear called Frenchie X was targeted to meet the challenges thrown by the foreign brands.

Another leading brand in the lingerie market is Rupa & Co established in 1985. Its variety of men's, women's and children's underwear put together makes it India's biggest innerwear manufacturer and seller. Besides these two brands there are other labels produced by them. Amul, Lux Cozi, Dollar are some of the brands catering to a particular segment of the men's underwear market, while the lingerie segment has its own local offerings like Neva, Bodycare, Softy, Lady Care, Little Lacy, Red Rose, Sonari, Feather Line and many more.

In the 90s Jockey re-entered the Indian market followed by Calida and Liberti Blu. Then the very high fashion Gossard existed for a limited time. In the 21st century, Enamor, another foreign brand entered the Indian market through Gokaldas Exports and the very chic French brand Aubade started its only outlet in Mumbai. La Senza is the next foreign brand that is set to enter the market while Hanes has already set with a very unconventional ad campaign targeted to comfort for the Indian male.

One of the leading foreign players in the Indian lingerie market is Triumph. They have a presence in 150 countries around the world and a turnover of US $2 billion with a production of over 200 million units annually, producing 6000 new fashion styles per year designed by 200 designers in 11 countries. Triumph started its operation in India in six metros, and is now spread in 45 cities. As far as lingerie is concerned, India is still in its initial stage. India has to wait to become a matured market as compared to the other Asian markets like Japan, Hong Kong, Singapore, China and Vietnam. In the last three years there has been a great growth in the business but the retailing of lingerie and distribution channels are limited. Triumph markets through retailers, MBOs, and two franchisees in Mumbai and Kolkata, and further more they are going to increase in the near future. From 300 outlets in India they target to cross 1,000 outlets in three-five years. With all raw materials imported from Europe, Triumph is produced in Chennai and has gained a 50 per cent raise in sales since it came into the country. Though, Triumph is the only internationally managed brand, it also aims to satisfy Indian buyers and has the capability to source intelligent fabrics not offered in India. Triumph was the first to introduce moisturising fabrics with Aloe Vera and the one-piece bra which is produced by one piece of fabric. The sizes and styles are very particular to Indian consumers. Triumph which begun production in India in 1998 has been exporting to the USA before it came into the local market. With 80 per cent exports and 20 per cent local sales in India, Triumph adds new products and concepts for 5-10 styles each year.

Lately, well-known international lingerie brands - Aubade - from the fashion capital of France has entered in Indian market.

While the international lingerie outlook is as exciting and bright as the outerwear one, India's growth in the former segment can be called just about negligible. Body and beach fashion shows are showcased twice a year around the world showing the latest trends in innerwear fashion. New underwear fabrics with 'anti' treatment like anti-stress, anti-smog, anti-static, anti-allergic, anti- bacterial, anti-moisture and anti-odour pamper the body. Top European products like Bruno Banani, Excellent, Schneider, Louis Feraud, Calvin Klein, Gianfranco Ferre, DKNY, La Perla, Gossard, and Schiesser are some of the brands that set their inspiration to the ultimate test. Thanks to the new outerwear performance made by designers around the world and India, lingerie is seemed with renewed fascination in India too.

It may be shocking that there are 1000 Indian brands in the market but only 200 are nationally active. The others cater to markets in the vicinity of their production. Many of these brands have so far continued the advent of MNC labels for the last decade and should continue to do so.

The Indian lingerie Industry is growing because of the increasing domestic demand coupled with huge export potential. It will soon receive an upfront position. From a cottage industry it can be transformed into a growing trade. Indian brands have experienced that they have to be more quality conscious and work harder in branding, promotion, packaging and innovation. Only the mindset to make world class lingerie is lacking. Smaller countries like Sri Lanka, Turkey and Bangladesh are major producers in this segment. Indian companies have recognized the significance of innerwear for men and women and the competition is just boiling as new and more players arrive to offer Indians that much required fashionable lift.
