A Review of Camping Heaters


Have you done any camping recently? What have you been doing lately anyway? When we are talking about fighting with the wilderness, there are so many things we should get to make nature more welcoming and cozy. Actually this is how I personally feel about it. Science can be fun


In today's high-tech society it is important that children develop an interest in science at an early age and see that science is a part of our lives. By becoming comfortable with science at an early age, children can reap many long term benefits. Getting children interested in science does not take a lot of time and effort. Their natural curiosity will ease the way. Making it fun is the key element. The learning process in children happens through play. During play the world is not so threatening. Kids feel safe, secure and capable. They explore on their own. There is an old Chinese saying:
I hear and I forget.
I see and I remember
I do and I understand.
Information and knowledge gained from hands- on activities and self discovery remains in the long term memory.


There is no need for a special place or equipment for teaching science to kids. Most of the materials and equipment needed can be obtained in home, school, grocery store or local hardware store. Science activity can be carried out with a single kid or group of kids. It can be carried out whenever you want or wherever you want. For example when there is nothing to do and kids are bored. When the weather outside is not friendly. It can be carried out in the kitchen, in the garden, nature hikes, beach trips etc..


Science experiments in our house started in the kitchen. One day when I was baking cookies, my kids were helping. Curious as usual, they started asking questions. Why do we add sugar? Why do we add eggs? Why do we have to add baking powder? At that moment a bulb lighted in my head. We made some cookies without baking powder and compared. This became a hobby. We started experimenting with lot of things, sometimes purely on impulses. But we sure enjoyed that time. Some examples that quickly come to mind are: a) one day when we were folding laundry, some clothes had static. They made small cracking noises and stuck. We had fun learning and experimenting with lot of other things that produce static electricity. b) When we had gone to the beach we started talking about the sea/ocean water being salty and how salt is extracted from the sea water. Kids brought some sea water back home and placed it in sunlight in a shallow tray. In 2-3 days the water evaporated and they collected the salt crystals. The satisfaction in self discovery is incomparable. Without any prompting from me kids also experimented if saltwater freezes faster or tap water.


Looking at their interest, pretty soon me and my friend got together and started doing planned experiments with our children in a group setting. Kids enjoyed them and looked forward to the experiment days. Volcanoes and slimes were a lot of fun. When we did an experiment on coloring daisies, (white daisies if placed in colored water, pick up that color. In a few hours their petals start showing the color in the water) it did not end there. Pretty soon more flowers got experimented on and then came the question Why some flowers pick up colors faster than the others? One day while we were weeding in the garden we had an amusing finding. There were lots of Lady Bugs on one particular type of weed. That led us to the information on how and why certain bugs favor certain plants or animals. Similarly different kinds of rocks found in the garden piqued kids interest and we ended up doing a project on rocks.


I was happy to see that I had achieved what I was aiming for: 1) Questioning of observed events leading to finding information. 2) Promotion of independent thinking and reasoning process in the versatile young minds.


This first step Science is fun can be followed by the next more exciting step, where kids learn that Science is also an adventure and challenge. It often requires some detective work and it requires learning of a methodical step by step approach to solve problems. This approach is called The scientific method. The steps in a scientific method can be roughly outlined as follows. 1) If you have to solve a problem start by collecting data. Read books, talk to people, and make observations. 2) Brainstorm- Spend time looking over and understanding the information collected. Have discussions if you are working in a team. 3) Make predictions. 4) Design and carry out experiments. 5) Analyze your results and derive conclusions.


It is a lot more fun to do these activities in a group or as a team. Parents or friends can be very good companions. As kids grow up participation in science fairs can also bring a good learning experience.
So parents get involved with your kids science activities and share with them the excitement of being a scientist and an explorer. Kids will know that science can be fun. Once they get interested they will keep thinking, investigating and inventing for ever.

What Are Your Car Seat Options

While it is easy to understand that small children belong in car safety seats, it can become a little confusing when one begins to look around at all of the options and consider weight limits. There are several models and brands of car safety seats available on the market today, each slightly different. The basic models are rear-facing, combination, front-facing and booster seats.

There are also seats for older children of around 60 pounds. A small child will be that weight around 9 years of age. Some models of car seats for younger children are for children of 20-25 pounds, while others can accommodate riders up to 10 pounds heavier.

The safest type of car seat to use for babies is rear facing. When selecting one for your baby, you should choose one with the higher weight limit for longer use.

A good guideline is to have the top of your child's head is within an inch of the top of the shell. It's good to remember that different angles are recommended for different ages. For newborns and young infants, a 45-degree maximum angle is recommended. Less recline is needed for older children with good head support.

Front-facing car seats should be used upright and with no recline. If you are going to use a front-facing car safety seat, choose a model with a five-point harness and front harness adjuster. The internal harness (the harness that is attached to the seat itself) in this type of seat should be used until the child is 40 pounds or until their shoulders are above the top harness slots. At this point, remove the internal harness from the seat and convert the seat to a booster for use with the automobile's lap and shoulder belt. It is vitally important that you use both types of belt or drive a car with combination belts.

If your child is over 40 pounds, you may want to consider purchasing a seat that is a booster only. It is just as important to properly install an older child's seat as it is to install a seat for a younger child. Your older child's booster should allow for the shoulder belt to cross the center of the shoulder and chest. Avoid crossing it over the neck. The lap belt should ride across the hips. If your car has low seat backs without headrests, use a high-back model. You may be able to find a model with adjustable head supports and extra padding.

Of course, there are also specialty models, such as models for older kids who ride in vehicles without shoulder belts. There are even models for special-needs kids and for kids up to 80 pounds, which in some cases may be as old as 11 years. There are so many options on the market that, with a little searching, you should be able to find exactly what your child as wonderful and unique as he or she is needs.

IMPORTANT FEATURES


Contoured and padded shoulder straps soften the load. A waist belt stabilizes the pack and transfers weight to the hips. Home Buyers And Sellers Have Agency Relationships With Realty Agents

One of the most under-reported topics in real estate are the relationships real estate consumers have with real estate agents. Known as agency, the type of agency relationship you have with a real estate professional could impact the purchase or sale of a home. Mark Nash author of 1001 Tips for Buying and Selling a Home shares the ins' and outs of agency in residential real estate.

-Agency. The relationship between someone who is licensed as a real estate broker or salesperson and the person he or she represents, who is the principal. State laws vary on agency relationships, verify in your state what and how agency is defined.

-Fiduciary. Agents under agency laws have a relationship with the principal or client based on trust and confidence.

-Establishing an agency relationship. Written or oral (depending on state law) where brokerage services are provided to a buyer, renter, or seller in return for compensation. In some situations an implied agency relationship is created, through mutual consent and actions. You attend an open house and the host who is the listing agent offers to show you other properties and you consent.

-Dual agency. You are shown a home you are interested in by the listing agent, who has a brokerage agreement and an agency relationship with the seller. You decided to purchase the home and use the listing agent as your representative. This agent must disclose to you that they are now a dual agent, representing both the seller and buyer in the transaction. Not recommended. Undisclosed dual agency is against the law.

-Disclosure of agency by real estate agents. Mandatory in all states. An agent must disclose who they have a fiduciary relationship with.

-Buyer agency. The formal or informal agency relationship between a buyer and an agent who has a fiduciary relationship to the buyer. Preferred.

-How buyers agents can be compensated. Either the buyer pays compensation to their agent or the seller can compensate the buyers agent. Even though the buyers agent has a fiduciary relationship with the buyer, the agent can still be compensated by the seller through the sellers agent.

Real Estate And The Media

The role of the media is to report news and opinions, not to make predictions and forecasts.

Predictions and forecasts are better left to the storytellers and the experts respectively. Specifically when it comes to important fields such as Real Estate, it would be ideal if media reporting were as objective and as analytical as possible, for the common good. Unfortunately this is not always the case, at least not when it comes to the general media. We would surely expect to see stories about Real Estate featured in the financial press, such as The Wall Street Journal in the U.S.A., the Financial Post in Canada or The Financial Times in the U.K.

On the other hand, when a feature article on the real estate markets appears in general-circulation publications the likes of Time, Newsweek, MacLeans or U.S. News and World Reports we should take note because the story has begun to circulate well beyond the inner core of the usual financial circles. This may indeed reflect the fact that the general public may be about to imitate the ?experts'. The interesting thing about such stories is that they invariably occur after a substantial price movement has already taken place or price tend, whether upward or downward, has initiated. The article may explain why prices have increased or decreased so much thereby reflecting conventional wisdom, and hence dispensing onto the general public some powerful reasons as to why they should buy or sell, as the case may be.

When market stories reach the front pages of general-purpose newspapers or the covers of magazines and publications, the implications are far greater than if the stories appear solely in the financial press. Independent studies have revealed, for example, that there is a significant correlation between Time cover stories and major trend reversals in both Real Estate and the Stock Market. According to statistical research, the appearance of the story breaks pretty close to the final peak. In the Stock Market, for example, when a bullish cover is featured the market usually rallies at an annualized rate of about seventeen percent for three months or four before the peak. Conversely, when bearish covers are featured, the decline begins within the subsequent couple of months.

Needless to say, the media has an impact on Real Estate as well, but only at major turns of the market. It would be unrealistic to expect a widely published story to signal a short-term turning point. This is so, because to make the front cover of a publication the article has to reflect news to which more or less everyone can relate.

Cover stories sometimes focus on interest rates. In March 1982, for example, an article entitled ?Interest Rate Anguish' appeared on the cover of Time featuring Paul Volcker, the then Chairman of the Federal Reserve Bank. Treasury bills were yielding 12.5 percent at the time, but a year later they had fallen to 8.5 percent. And so had mortgage rates. Likewise, cover stories that do not appear to have any direct bearing on Real Estate, but that refer to the general state of the economy can also help discern the markets' mood. For instance, features about the President in the United States or the Prime Minister in Canada can often reveal how we think about ourselves. Covers reflecting upbeat and confident leaders typically reflect a similar mood in the country. The opposite is also true.

But here is where the analogy between Real Estate and the Stock Market diverge. If the nation, whether the United States or Canada, either directly or indirectly through its elected officials is reflected in a cover story as ebullient and confident, then expect the Stock Market to decline and Real Estate to pick up. On the other hand, if the story reflects a lack of national confidence and will tackle its seemingly insoluble problems, then expect Real Estate to decline and the Stock Market to pick up.

It must be said, however, that one should not rely on cover stories with mathematical precision. It is always important to examine the facts and to come up with various alternative forecasts, as cover stories cannot invariably be relied upon as exact timing devices, especially in Real Estate. They do, however, offer general indicators that give a good historical perspective of when an extreme has been reached, whether high or low. When all pieces are more or less consistent, it is possible to come up with credible scenarios and forecasts outlining with reasonable approximation the chances that Real Estate is about to reverse its prevailing trend.

Illinois Foreclosure

There are two (2) types of foreclosures in Illinois: 1) Consent Foreclosure and Judicial Foreclosure.

Both are used in the state for specific purposes.

1) CONSENT FORECLOSURE

A consent foreclosure is when a bank either by filing a complaint or a motion agrees to:

1) Waive any and all rights to a personal judgment against all homeowner and guarantors.

2) The offer is made in the complaint or by motion with notice to all parties.

3) All lenders expressly consent by answer to the complaint.

4) No other party objects to the entry of judgment.

OBJECTION TO CONSENT JUDGMENT

Any party with an interest in the mortgaged real estate can object to the consent judgment. If an objection is lodged:

1) a hearing is ordered

2) The objecting party must show good cause why judgment should not be entered ( loss of lien)

3) Judge will then determine the required amount to redeem the property and keep it out of foreclosure.

4) Judge will give the objecting party 30 days to redeem and get title vested to it.

The order is for the objecting party with the least priority to pay up the line. Failure of the objecting party to pay allows the court to order objecting party to pay interest and costs including attorney fees for the 30 day delay.

2) JUDICIAL FORECLOSURE

The complaint is filed in the court and must contain the following information:

1) Name of the parties: Required parties are the lender and all homeowners, other parties are:

a) All parties with a possessory interest in the real estate.

b) Spouse of owner who has waived the homestead.

c) Guarantors of the note

d) State of Illinois

e) United States ( IRS liens etc)

f) Any assignee of the mortgage or the property

g) Any holder of a mechanics lien

If a party is not named in the foreclosure, they may intervene at any of the following times:

1) Any time prior to the entry of judgment.

2) 30 days after notice has been given.

3) By courts discretion prior to the sale date.

4) After sale but before order confirming sale: Here the lien holder only receives a claim on the proceeds of the sale not any interest in the real estate.

2A) WHAT IS CONTAINED IN THE FORECLOSURE COMPLAINT

In each foreclosure complaint the following information must be included in the complaint:

1) Name of the parties

2) Copy of the mortgage will be attached.

3) Copy of the promissory note will be attached.

4) Nature of the mortgage instrument.

5) Date that the mortgage was entered into.

6) Name of bond and homeowner

7) Date and location of the recording of the mortgage

8) Legal and common description.

9) Statement of the default

10) Name of the present owner

11) Name of all persons joined in the action to terminate their interests

12) Name of person?s bank is looking for a deficiency judgment against.

13) Facts supporting a shorter period of redemption from seven months from date of service of summons or publication or three months from the entry of judgment

Reasons for a shorter period of redemption

1) Nonresidential Real estate ( 5 family or more)

2) Abandonment

3) Value of the house is less than 90% of the amount owed.

REDEMPTION AND REINSTATEMENT PERIOD

REINSTATEMENT RIGHTS

The homeowner is allowed to reinstate the loan in default up to 90 days after service upon all parties by paying the outstanding bills.

If the court finds that the homeowner has reinstated then they are barred from reinstating again on the same mortgage for 5 years.

The homeowner can waive the right to reinstate only after the commencement of a foreclosure complaint. The waiver must be done in writing and the bank must waive the deficiency judgment.

REDEMPTION RIGHTS

The owner and a senior lien holder can redeem the property prior to the auction. The redemption period is the later of:

1) 7 months from the date of service of the complaint.

2) 3 months from the date of judgment.

There are two (2) exceptions to the periods listed above they are:

1) 60 days after judgment if the court finds the value of the real estate is 90% of the judgment amount. See consent foreclosure.

2) 30 days after the judgment if the property has been determined to be abandoned.

The redemption period can be extended by order of the court. It must be a specific order.

SPECIAL RIGHTS TO REDEEM WHEN BANK WINS THE BID

If the bank wins the bid, the previous owner shall have a special right to redeem the property for a period of thirty days after the confirmation of sale.

REQUIREMENTS TO REDEEM PROPERTY

The homeowner must pay the attorney for the bank the required amount within the period of redemption.

If the bank refuses to accept payment or if the owner objects to fees, then the owner shall pay the full amount into court along with a written statement specifying the objection.

The clerk will then forward to the bank all nonobjected to funds. The clerk will then give a receipt to the owner redeeming the foreclosure and file the receipt in the foreclosure record. The bank must then promptly furnish the owner with a release.

Objection Procedure

1) Clerk holds the amount objected to.

2) Hearing is scheduled

3) Court makes order determining what needs to be paid

Right to possession of the property

1) Prior to the entrance of the judgment and up to 30 days after the confirmation of the sale the property will be occupied by the homeowner.

2) After the appeal period 30 days after confirmation of sale property to the high bidder.

3) The court that confirmed the sale can hear and grant a supplemental petition for possession. ( kick out of prior tenant)

Conclusion:

Basically the foreclosure procedure takes about eight months from the filing of the complaint to the confirmation of the sale in this state. Certain advantages need to be taken into account. They are:

1) The auction is not the last say on the property. We can and should chase the homeowner up to the confirmation of sale.

2) In the event that the bank wins a bid we have 30 days from the confirmation of the sale to talk with the homeowner and make a deal.

3) Judicial foreclosure state we will need a lookup specialist in the court house.

Why You Should Wear a Nursing Bra When Breastfeeding


There is no reason to wear a nursing bra, or any other type of bra for that matter. So, if you're happy not wearing one then go right ahead. But most women feel more comfortable wearing a bra and when breastfeeding, wearing the correct nursing is a definite must.

Letter from a Property Investor

As I survey the property world scene, it seems that those areas with dynamic growth have equal potential risk attached to them. I?ve decided to avoid much of Eastern Europe and the former Soviet satellites. Bulgaria does not have such a good climate and there is only a limited number of resorts that have skiing to provide two seasons of tourism. Accessibility and infrastructure have a long way to go before they can support the tourist expansion that now seems inevitable with all the development going on. I have my doubts that renters and holiday-makers in sufficient numbers will be choosing Bulgaria to fill all the property construction currently underway.

Although there?s no denying the boom going on I prefer to avoid anywhere with even a hint of political risk. With current upheavals in the Middle East I?ve decided to avoid Dubai and the Emirates even though they?re remote from anything going on at the moment ? who knows what the future may hold.

Spain is overshadowed by the new land grab regulations. Only recently there were many more arrests of those involved in the planning scandals, the impact of which is still to be felt by many overseas property owners who have made Spain their home.

Having recently returned from Barbados and St. Lucia I must say I like this area of the world for my next investment. It?s both politically and economically stable and appeals to both the European and US markets. Properties are sold in US$ and Americans are increasingly making the Caribbean their destination of choice as it?s close to home and has a year round good climate. The recent appreciation of Sterling to the dollar is a nice bonus.

St. Lucia has been voted one of the world?s most beautiful islands by Conde Nast magazine. The description did not disappoint when I saw it for myself. With its vast rain-forest, white sandy beaches and the World Heritage Pitons, it justifies its description as one of the loveliest of the Caribbean islands. Property prices are well below neighbouring Barbados and there are several very interesting opportunities just launched and available off-plan. I chose a 2-bed apartment at The Landings in Rodney Bay. It?s a great new marina, which has just started construction. It?s similar in concept and has the same builder as Port St. Charles in Barbados, a sell-out 220 unit marina development but, The Landings is some 40% cheaper.

I?ve bought my apartment with the furniture package and it will be included in the rental pool. This guarantees me an income of a minimum of 6% p.a., for the first 2 years. Afterwards, my apartment participates in a pool of income generated by all the rental properties to ensure each owner a fair share. Owners can use their property for up to 12 weeks a year during which time they do not participate in the rental pool. This is a great way of owning a holiday property as it provides flexibility as to how often I use it, it generate a good income when I am not using it and I have none of the usual running costs to pay as, all of these are paid out of the rental pool. Breast Augmentation Beauty or Beastly?


Breast augmentation surgery / breast enhancement surgery / breast mammoplasty / breast enlargement surgery / boob job -whatever name you use - it is a surgical procedure to enlarge small breasts or breasts that have lost their fullness. It may be undertaken to enhance the body shape if breasts are considered too small; to correct a reduction in
breast size after pregnancy; to correct a difference in breast size; or breast reconstruction after breast surgery.


Breast augmentation has been available in the United States for over 40 years. However the surgical techniques and implants themselves are constantly being refined, increasing the safety and reliability of the procedure. At this time over two million women have breast implants.


A breast implant is a silicone shell filled with either silicone gell or saline (salt water). There is however some restrictions on the silicone filled variety.
Silicone shells filled with saline solution are implanted either directly under the breast tissue or beneath the chest wall muscle, thus giving breasts a fuller and more natural contour.
Incisions are made where they can least be seen - usually the armpit, around the areola (nipple area), or under the breast itself.


There are 2 surgical techniques of placing the implants. The first is where the implant is placed under the breast tissue and over the chest muscle (subglandular placement).
The second method is where the implant is placed under the chest muscle and breast tissue. (submuscular or subpectoral placement).
The procedure is usually done under general anesthesia.
The surgery takes 1 to 1.5 hour and a bandage is then applied over the new breasts to help with healing for two days postoperatively. You would then attend a follow up appointment where you are given instructions regarding care and activity. After a post-surgical recovery period of 24 to 48 hours and an additional reduced-activity period of a few days, patients will likely experience soreness and swelling for a few weeks. Exercise and normal activity can resume at the direction of the surgeon.


Breast augmentation recovery is not a simple process. In most cases, the breasts that you see immediately after breast implant surgery are not indicative of the final results.


It is not until after six to eight weeks of breast implant recovery that the breasts finally take a shape of their own. Recovery continues until each person feels comfortable with their new breasts.
There are several different stages of the breast implant recovery process. Initially discomfort is to be expected. This discomfort can range from mild to severe, and can last anywhere from a few days to several weeks or more. The stitches that the surgeon uses to close the pocket around the implant will either dissolve on their own within a week of recovery or they will need to be removed by the surgeon seven to 10 days after surgery. Compression bandages or a compression bra are used immediately after surgery to prevent blood and fluid accumulation, speed healing and keep the implants in place during the early stages of recovery. If bandages are applied, they are usually removed within a day or two and replaced with a compression bra. This bra is usually worn for the first two weeks or more of recovery.
During recovery from breast implant surgery, it is common for some women to experience minor drainage, swelling, bruising and tenderness. To control swelling, it is often helpful to use cold packs and sleep with the torso elevated. Pain medication is often prescribed to reduce pain, and limiting activity during recovery will help reduce the risk of bruising.
For most women, the full recovery from breast implant surgery usually takes a few months. Everyday activities can usually be resumed with two weeks. However, as with all surgeries, recovery time is different for each patient.


Complications. Like any surgery some complications can occur. The most common problem - capsular contracture - occurs if the scar or capsule around the implant begins to tighten. This squeezing of the soft implant can cause the breast to feel hard - this can be treated - either by removal or 'scoring' of the scar tissue, or perhaps removal and replacement of the implant. Excessive bleeding after the operation may cause some swelling and pain - occasionally women develop an infection around the implant - some
reports of nipples becoming oversensitive, undersensitive, or even numb. Occasionally breast implants may break or leak.


Male breast implants. There are no significant physiological differences between male and female breast tissue other than the initial volume. The surgical procedure for male breast augmentation is identical. Through inserting an implant behind each breast, surgeons are able to enlarge a man's bustline by a cup size. Because men usually have less skin in that area it is recommended that they start with the smaller implant so that the body can get used to the new shape and stretch over the area.
Male breast implants, also known as pectoral implants, serve a separate purpose from transgender implants. Usually, male breast implants are designed to help sculpt the chest area and provide definition. Patients who opt for male breast implants often have experienced difficulty gaining their desired muscle definition through exercise alone.


Other candidates use male breast implants to mask problems caused by injury or growth defects affecting the pectoral muscles. Like liposuction, male breast implants can provide results that are otherwise impossible for certain individuals.
Unlike female breast implants, the male breast implants are made of solid silicone, which is inserted under the muscle tissue. During a male breast implant surgery, the surgeon will make small underarm incisions, creates pockets under the muscle tissue, and inserts male breast implants under the pectoral muscles. The surgery takes between one and two hours, and surgery for male breast implants is carried out on an outpatient basis, allowing the patient to return home the day that male breast implants are received. Recovery can take as long as six weeks, but most patients getting male breast implants are able to resume all activities within a month. Secondary surgery is rarely needed, and male breast implants are designed to last a lifetime.

Effectiveness of Car Seat Clinics Confirmed

Workshops conducted to instruct parents on how to secure their children safely on their car seats are deemed quite effective as per a study done by Safe Kids Worldwide. The research takes into account the performance of parents who have undergone child passenger safety clinics held in 29 different states back in 2005.

The review showed that 45 percent of parents have improved their skills in securing their children safely on their booster seats at a second child safety seat clinic. The parents have improved their child safety seat skills after having undergone hands-on instructions on the first safety clinic conducted. While a significant number of parents have benefited from such clinics, Safe Kids Worldwide also cited that there is still room for improvements.

One of the aspects that Safe Kids pointed out that needs improvement is the number of people being reached by such endeavors. The clinics conducted only reached highly educated parents while the less educated sectors did not benefit from the said safety clinics. ?We need to do more to reach the communities that need our help most,? Lorrie Walker said. Walker is the training and technical manager for Safe Kids Worldwide. ?Safe Kids? network of more than 600 coalitions and chapters in the United States has the flexibility and skills to meet the needs of each community we serve,? Walker added.

In response to the said problem, Safe Kids and its supporters are working to create more inspection stations in economically disadvantaged neighborhoods. Their leading financial supporter is General Motors Corporation. ?Safe Kids has tools to help educate families of all backgrounds. We need to keep working to reach high-risk groups of parents with communication and training to keep their children properly restrained every time on every trip,? Bob Lange said, GM?s executive director of Structure and Safety Integration. Currently, the organization employs 119 Mobile Car Seat Check Up Vans to reach those communities which have no access to the group?s permanent inspection stations. Nationally certified child passenger safety technicians are also part of the campaign so as to further give the right kind of information to parents and guardians.

Safe Kids also shared that such clinics also need to reach families with older children. Their research shows that on their previously conducted clinics, the most number of participants are children below four years old. This presents a problem since their organization recommends that children should be provided with a booster seat until they are about four feet and 9 inches in height and weighs 80 to 100 pounds. Most kids reach this height and weight by the time they are around 8 to 12 years of age. ?In the event of a crash, a belt-positioning booster seat and safety belt provide better protection for most tweens than the adult safety belt alone. Children in this age group are among the least likely to be in the correct restraint. We need to make booster seat use among tweens who need them just as automatic as it is for small children to ride in car seat,? Walker said.

The continued dedication of Safe Kids in educating parents on how to secure their children safely is in consonance with a study that shows how correctly used child safety seats increase the safety of children. Risk of death of children as a result of crash is decreased by 71 percent for infants and 54 percent for toddlers when the child is properly secured. Using belt-positioning booster seats also cuts the risk of injury to a child by as much as 59 percent. In cases where an EBC rotor and calipers is not enough to avoid crashes, proper installation of child safety seats plays a vital role in the protection of your most precious cargo.

Are Ethics Important For Professional Accountants?

Ethics in professional accountancy are of utmost importance. Now as the business and financial world is adopting international accounting and auditing standards, it is becoming all the more necessary to adhere to certain Code of Ethics prescribed by international and national accountancy bodies. Before arguing in favour of the topic, let?s have a look at some basic concepts:

Profession

A profession is an occupation that requires extensive training and the study and mastery of specialized knowledge, and usually has a professional association, ethical code and process of certification or licensing; for example engineering, medicine, social work, teaching, law, finance, the military, nursing and Accountancy etc. Classically there were only three professions: military, medicine and law. Each of these professions holds to a specific code of ethics and members are almost universally required to swear some form of oath to uphold those ethics, therefore ?professing? to a higher standard of accountability. Each of these professions also provides and requires extensive training in the meaning, value and importance of its particular oath in practice of that profession.

Accountant

Practitioner of Accountancy is known as Accountant. Accountant, Qualified Accountant, Professional Accountant or Accountancy Practitioner is a legally certified accountancy and financial expert. Accountants not only work in public practice but many of them are working within private corporations, in financial industry and in various government bodies. Accountancy (profession) or accounting (methodology) is the measurement, disclosure or provision of assurance about financial information that helps managers, investors, tax authorities, lenders and other stakeholders and decision makers to make resource allocation and policy making decisions.

Like many other professions there are many professional bodies for accountants throughout the world. Some of them are legally recognized in their jurisdictions such as British qualified accountants including Chartered Certified Accountant (ACCA or FCCA), Chartered Accountant (CA, ACA or FCA), Canadian qualified accountants such as Chartered Accountant and Certified General Accountants (CA or CGA) and American qualified Accountants such as Certified Public Accountants (CPA) etc. Some other statutory and non-statutory accountancy qualifications are Certified Management Accountant (CMA), Associated Cost and Management Accountant (ACMA), Certified Financial Analyst (CFA) and Certified Fraud Examiner (CFE) etc.

In Pakistan, the Institute of Chartered Accountants of Pakistan is the sole professional and accountancy body with the right to award the Chartered Accountant designation. ICAP is the member of IFAC (International Federation of Accountants, IASB (International Accounting Standards Board), Confederation of Asian & Pacific Accountants (CAPA) and South Asian Federation of Accountants (SAFA). The members of ICAP have reached to 4,089 as of March 1, 2007 data.

Role of Professional Accountants:

Accountants are independent business advisors. Accountants can offer an extensive range of services. Accountants can be registered auditors, can set up client?s accounting systems, can be an advisor on tax planning, or a detector of frauds and embezzlements, can do budgeting and financial statement analysis, advise clients on financing decisions, provide specialist knowledge and can help maintaining an ethical environment.

After discussing the basic concepts and role of professional accountants we are in a better position to ponder on what professional ethics is and why it is important in the field of accountancy.

Definition of Ethics

The word ?Ethics? is derived from the Ancient Greek word ethikos, the adjective of ethos, means customs and habits. A major branch of philosophy which is the study of values and customs of a person or group and covers the analysis and employment of concepts such as right and wrong, good and evil and do?s and don?ts.

Code of Ethics:

In the context of a code adopted by a profession or by a governmental organization to regulate that profession, an ethical code may be styled as a code of professional responsibility, which may dispense with difficult issues of what behaviour is ?ethical?. A code of ethics is often a formal statement of the organization?s values on certain ethical and social issues relating to the profession and practice of the professional knowledge. This also includes the principles and procedures for specific ethical situations.

Ethics in Professional Accountancy:

The general ethical standards of society apply to people in professions such as medicine, law, nursing and accountancy etc just as much as to anyone else. However society places even higher expectations on professionals. People need to have confidence in the quality of the complex services provided by professionals

Ethics in accountancy profession is of utmost importance to accounting professionals and to those who rely on their services. Stakeholders including clients, credit grantors, governments, taxation authorities, employees, investors, the business and financial community etc perceive them as highly competent, reliable, objective and neutral people. Professional accountants therefore, must not only be well qualified but also possess a high degree of professional integrity. Because of these high expectations, professionals have adopted codes of ethics; also known as codes of professional conduct. These ethical codes call for their members to maintain a level of self-discipline that goes beyond the requirements of laws and regulations. Each of the major professional association for accountants has a code of ethics.

As mentioned earlier, professional accountants can be of two types. One who work in firms or independently run those firms that provide accounting, auditing and other advisory services to clients; these are called public practitioners. Others are those who are employees of organizations and may serve as internal auditors, management accountants, financial managers and financial analysts. Regardless of the role of accountants they are adhered to code of ethics which are applied to their professional conduct although there are some special provisions for those in public practice [Reference: Code of Ethics for Professional Accountants-International Federation of Accountants (IFAC).

International Federation of Accountants-IFAC:

The International Federation of Accountants (IFAC) is a federation of all accountancy bodies throughout the world. All the major international and national associations like ACCA, AICPA, ICMA, ICAP, IASB etc are all its member organizations. The mission of IFAC, as set out in its constitution, is ?the worldwide development and enhancement of an accountancy profession with harmonized standards, able to provide services of consistently high quality in the public interest? [Ref: Code of Ethics for Professional Accountants-IFAC. In pursuing this mission, the IFAC Board has established the IFAC Ethics Committee to develop and issue, under its own authority, high quality ethical standards and other pronouncements for professional accountants for use around the world. The Code of Ethics establishes ethical requirements for professional accountants. A member body or firm may not apply less stringent standards than those stated in this Code.

The objective of setting this code of conduct is to harmonize these standards and practices on a global perspective. Public can only trust these highly professionals when it is made mandatory to observe and follow strict regulations and codes throughout the world. A professional accountant is required to comply with the following fundamental principles mentioned in this Code of Ethics:[Ref: Section 100.4 Code of Ethics for Professional Accountants

?Integrity: A professional accountant should be honest and straightforward in all professional and business relationship.
?Objectivity: A professional accountant should not allow bias, conflict of interest or undue influence of others to override professional or business judgments.
?Professional Competence & Due Care: A professional accountant has a continuing duty to maintain professional knowledge and skills at the level required to ensure that a client or employer receives competent professional service. A professional accountant should act diligently and in accordance with applicable technical and professional standards when providing professional services.
?Confidentiality: A professional accountant should respect the confidentiality of information acquired as a result of professional and business relationships and should not disclose nay such information to third parties without proper and specific authority unless there is a legal or professional right or duty to disclose. This information should not be used for personal advantage by professional accountant.
?Professional Behaviour: A professional accountant should comply with relevant laws and regulations and should avoid any action that discredits the profession.

This Code of Ethics has discussed in detail the role of Chartered Accountants in given situations. For example there are clear directives on prohibition of acceptance of gifts, long association with clients, advertising of firm?s name exceeding prescribed limits, holding client?s monies for no sound reason, disclosure of client?s records (except ones that are allowed), acceptance of fees offered by client which is less than that prevailing in market etc.

After discussing in detail the importance of ethics in accounting profession, we are to conclude the topic with this final note that accountancy as a profession is acceptable and relied upon only when ability to exercise professional judgment based on a foundation of ethics; broad but deep technical excellence and strategic awareness are exercised by a professional accountant. Home Staging Can Help You Sell Your House Quickly

Real estate prices have hit record levels in the United States during the last five years. In some parts of the country, prices have tripled. For those selling houses in the first half of the decade, business was very good, indeed. Rising interest rates and sticker shock have slowed the market down, however. Get Your MBA in Real Estate Investing In Less Than 12 Months: Your Mega Bank Account

I used to be one of the many people who think that you have to have a lot of money to get started in real estate investing. But it's just not true!

But on the other side we've all heard the gurus talk about how easy it is to invest in real estate with Other People's Money (OPM). But that's not entirely true either.

What is true is that there are many ways to accumulate lots of money through real estate if you have the right team and are using the right strategies at the right time.

The team is such an important piece of the puzzle - these are the people that are going to make each deal happen. Real Estate is a networking business, and I didn't say a NOT-work business. The more people you know, the easier it is to run your business. Period.

When your team is in place is when your MBA starts accelerating. I have a lot of people on my team, and yes, that means I have to share the profits. But I can do more deals in less time with fewer headaches. Makes sense to me.

This is one of the most important concepts for building wealth quickly. One that almost every type of guru out there tells us to do. But one that seems to get the most resistance. Many people want to do it themselves because they don't want to split the profits, or pay for the help.

I'm telling you from experience that you need to do whatever you need to do to build your team. Contractors, lawyers, mentors, coaches, project managers, assistants, bookkeepers, CPAs, and the list goes on.

I've paid for many coaches. I'm grateful that I have a mentor who is congruent with my own dreams. I've also created many joint ventures with other team players that have cost me nothing but my time or my experience, and made me lots of money. But it's because I built my team that I was able to do that.

Now let's talk about the strategies. There are many ways to do real estate deals with OPM, but if you're in a hurry to make some money, the fastest way that I have found to work is the Assignment of Contract method.

Here's what this means: you find and negotiate a deal with the seller, for a certain price with certain conditions, giving you so many days to find a buyer. Whether it's you or somebody else. When you're assigning the contract you're entering into with the same exact terms as you got into.

This contract is where all the details are: How much you'll pay for the house (even though you're not going to pay for it personally), how long you have to come up with the money (This gives you the time to find the end buyer for the deal - another reason to build your team).

Then when you find the buyer - you sell this contract to the buyer - with the same specified terms. So if you say that you'd close in 30 days, and it takes you 15 days to line up a buyer, you have 15 days to close. Or whatever other terms you stipulated in the contract.

Preferably you're working with great deals, properties you can get for 70 or 80 cents on the dollar. And that's because you will ALWAYS find buyers for these deals.

Once you have the seller under contract, you start promoting the deal through your network, list with a realtor, put an ad in the paper, whatever works. Then you have the seller, you have the buyer - you simply sell the contract.

Once you get started and get your feet wet, you can do 3 or 4 or 5 of these a month - or as much as your team can handle. I've done many projects where I've sold the contracts for a flat fee to another investor or rehabber. It's a great way to build your bank account when you don't have a lot to start with.
